Out with the old & in with LED lights!!

The board has changed all broken & busted light bulbs with direct high performance LED lights to ensure safety & we have matched outer areas of the building with 5000 Kelvin color & outside your door you'll have a light glow of 2700 Kelvin.

We hope this will bring a 'green new thumb' with lower cost & longevity to brightness during the night

Global Replacement of Gutters & Downspouts

The Board of Directors passed a winning bid in late 2018 & work-scope was finished in early January with total replacement of the building component with a new useful life of ~45 Yrs.

Additionally, the Bi-annual hydro-jet flushing shall be implemented beginning in 2019 of all exterior drainage & the building mainline. We hope to keep the flow going while seeking the best needs for the community!

Trash Enclosure Coming Soon

In early 2018 the Board of Directors has reduced trash collection expenses by nearly $7K while dialing in on our trash collection & capacity schedule. Unfortunately, our community continues to experience some level of illegal dumping & unwanted guest within the trash area.

At our December 2018 meeting the Board of Directors has passed a bid for a 7' high trash enclosure fence to be installed with an electronic lock, we also will be looking into providing future possibilities for composting & a lighting solution in the area. It is our hope by taking these steps our community will be provided the tools it needs to keep clean & safe; Please stay tuned.

New Gate Installed

In anticipation of various renewal efforts of our curb appeal & upkeep of the our community common area, we're happy to announce our metal fabrication specialist has installed a custom made gate with an electronic lock.

Attic Work to be Performed

An attic inspection has been conducted for the first time in the association’s history in late March, 2018. On April 10th St Johns Court HOA was notified of water leaking into a residence through the kitchen ventilation shafts.

This has prompted the board to issue multiple bids for a solution. The board is confident with our choice & has built positive relations with this contractor. No-sub contractors will be performing the work-order in a effort to keep cost low.

Additionally, due to the hard work of the board’s cost cutting efforts along with increases in efficiencies, we’re happy to announce funding for this project will not require a direct upfront cost. The board recognizes it has a due-diligence duty in serving the interest of all owners & has taken this task to heart. We realize some owners have notified Blue Mountain management in the past of this very issue, yet a gap in communication has largely kept the HOA in the dark until April 10th when the HOA was notified directly.
