Winter Weather

Our landscapers have been working diligently during the winter storm, applying salt and shoveling snow to ensure a safe environment. Please exercise caution when walking on the grounds.

Building Rehabilitation (Plumbing Intake Pipes)

All intake plumbing pipes have been completely replaced starting at the point where the city water meeter ends and the responsibility of the association begins. This would be considered a life long building elements and at this time not in the reserve study-- A likely life span of 50-75 years and more details are in meeting minutes.

 

       

Building Rehabilitation (Toilet Arms)

Upper unit toilet arms were replaced while each lower level toilet flange was inspected and documented as a direct cast iron connection. This should alleviate any leakages and ensure proper functionality. All wax rings were replaced. More information found in meeting minutes.

 

 

     

Building Rehabilitation (Ventilation)

Bathroom vents activated with motion sensors were installed to assist with airflow to assist in prevention of mold growth inside condo units-- with a new sealed building exterior air can become trapped inside more easily. Further details are in meeting minutes.

 

 

 

 

Building Rehabilitation (Foundation Framing)

The building's framing intersecting with the concrete foundation was rooted in several areas specifically around units 4, 5, 6, 12, & 14. This was causing the building to being sinking in effected areas. This has been remediated and sample photos are seen here- more information is available in meeting minutes.
